CHASSE LEAN: PURSUING MAXIMIUM PROJECT VALUE WHILE MINIMIZING PROJECT WASTE THROUGH PARTNERING AND TEAMWORK.

Partnering is what CHASSE Building Team is all about! Through our CHASSE LEAN methods, all project stakeholders – our partners – collaborate to maximize the value and output of a project while minimizing wasteful aspects such as cost, material, time, and effort.

 

CHASSE LEAN starts with identifying everyone involved in successfully completing the project – the TEAM. This includes the owner, architect, CHASSE project team, our trade partners, consultants, inspectors, etc. The team adheres to CHASSE’s LEAN Culture by being respectful of each other, collaborating by asking instead of telling, and striving to get better every day.

 

Next, the team participates in a Pull Planning Session. Pull Planning is designed to engage all the project stakeholders and trade experts to collaboratively work out a schedule that includes the best plan of attack available to them. Using a graph schedule and sticky notes, each community member can map out their task, what they need to start, how many days the task will take, and how many team members are involved. This creates ownership and an understanding among the community of the teamwork that needs to happen in order for that task to be complete. The end result is a schedule the community collectively creates and agrees upon.

Now, we’re ready to start building. During the construction process we facilitate Weekly Meetings between the team to ensure milestones are being met and the schedule remains on track. During Weekly Meetings, each partner presents the previous week’s progress, their scope of work for the upcoming week and a look ahead based on the master schedule. Through this, delays and corrective action are identified. Once the team agrees that all planned activities are unencumbered, the master schedule is updated accordingly.

 

Maintaining this agreed-upon schedule becomes a daily focus. Daily Huddles include all trade foreman who are actively working on the jobsite. Work activities and safety are communicated, potential site constraints are identified, and a plan is put into place to tackle the days tasks.

In response to COVID-19, our teams have implemented a wide variety of actions and procedures to help stop the spread. One of these measures includes taking our Daily Huddles outside and maintaining social distance for all meetings.
